NRCS soil mapping shows over 40% of the land to be of class 2 soils in the Thorndike, Plaisted and Howland series that can be used for intensive farming of crops and/or excellent for producing timber.

The topography is generally slightly rolling land with elevations varying from 420 to 500 FASL. Timber on site is a mixture of species from balsam fir, pine and spruce and hardwoods such as maple, birch and poplar.

Grid electric is located along the paved road frontage on Military Road and most of the length of the Denmark Road frontage. There are no public utilities for water and sewer, private well and septic will be necessary for a home or cabin use. The quality soils here and Maine’s abundant groundwater should provide more than adequate potential for both.

This property is well suited for outdoor recreation. There is direct access to both snowmobile and ATV trails. Haynesville and the surrounding unorganized townships of wilderness forestlands are mostly held by timber companies who allow access for both hunting and fishing. This region of Maine is known for quality upland bird hunting, large whitetail deer and an abundance of black bear.

While there are no water bodies on the land, Haynesville is where the East and West Branch of the Mattawamkeag River meet. Several nearby access points will put you on some beautiful canoeing and trout fishing water just minutes from the land. East Grand Lake is located about a ½ hour drive from the property and is one of Maine’s largest lakes to enjoy boating and fishing for our cold-water species.

The town of Haynesville has a population of approximately 120. The town is mostly forested with some small family farms. It is in eastern Maine not far from the New Brunswick Canada border. Houlton, located about 22 miles north of the property, is the nearest town for most services from health care, shopping, airport and more. The nearest city is Presque Isle about 63 miles from the land. Bangor is just under 100 miles to the south.
