Here is your chance to own 53.82 acres of unrestricted land with million-dollar views. Located off a paved, public road, with power and fiber optic internet at the property line and 1,100’ of road frontage, access to this multi-use parcel is about as easy as it gets. Surrounded by beautiful, privately owned farms, fields, and woodlands, and bordered by 110 acres of conservation land protected by Three Rivers Land Trust, this plot is about as serene as it gets, too! With big, mature mixed-wood trees, a man-made pond, and over 700’ of some of the highest elevation land in the surrounding area, this plot of land brandishes a wealth of opportunities for use! With its million-dollar views and ease of access, you might choose to purchase this piece of land to build your dream home or cabin on. If not to live on, maybe you purchase this land to hunt on since it has substantial acreage, an abundance of food sources, and a water feature on it. You might decide to subdivide the land into smaller plots and make this an investment project given its prime location in the Maine Beaches region and the fact that it is not currently enrolled in the Tree Growth Tax Program so there won’t be any withdrawal penalties. Or, finally, you may opt to take advantage of the monetary muscle of the timber on the plot and log the substantial value off of it. When you are ready to wander from your 53.82 acres, you'll find plenty to do within a 100-mile radius whether you are looking for outdoor activities to enjoy or urban areas to explore. It is an easy 15-minute drive to the NH border, 45 minutes to the Atlantic Coast, 1 hour to Portland, Portsmouth, and North Conway, and 2 hours to Boston! There aren’t too many pieces of land left up for grabs that hold both residential/recreational development opportunities and an investment-grade woodlot in the heart of the Maine Beaches region! Whether you are a visionary with an eye for potential or a businessperson with a nose for a good investment, this is a piece of property worth checking out! 4.91 +/- Acres of land for sale on Sysladobsis Lake in Lakeville, Maine. This lot has 530 +/- feet of lake frontage, 505 +/- feet of road frontage and has been surveyed. The land is completely forested with older growth hemlock and hardwoods covering the property. A gentle slope leads from the road to the water. The lot's large size makes it possible to divide it in the future should you have family or friends that would want to be nearby, or sell a lot 5 years from now to get a return on investment. This is an off grid location with electric lines about 1 mile from the property. This would be an easy lot to develop a solar project to power your new home or lakefront cabin. The town of Lakeville plows and maintains the access to the intersection of Depot Road with East Shore Road, about 1 mile from the lot. From there this is a private gravel road access. The 530 +/- surveyed feet of lake frontage is rocky shoreline. The lake bottom is a firm gravel and good for swimming. Southwest facing frontage will make for some great sunset views over Sysladobsis Lake. Sysladobsis Lake has 5,376 +/- surface acres and as the crow flies is 9.5 +/- miles long. This is a semi-wilderness lake with dozens of miles of undeveloped shoreline. The lakes depths support an excellent fishery for landlocked salmon, trout and lake whitefish while the shallower areas have lots of smallmouth bass and whiteperch. This lake is part of the Grand Lake chain and the Downeast Lakes Land Trust conservation project.  Lakeville is the last town in eastern Penobscot County on the border with Washington County. This town is aptly named with so many lakes within its borders. The population of this town has been hovering around 100 and it enjoys one of the lowest property tax rates in Maine. This historically low tax will save you tens of thousands of dollars over a lifetime of ownership compared to most other places in New England.

Surrounded by 38,000 acres of conservation land, you can be sure that this home will forever be the ultimate escape from the rest of the world! Nestled along the lake with 570’ of deeded water frontage (though, you have the entire lake to yourself!), this property includes a main log cabin, a separate guest cabin, a detached workshop, and even a two-seater outhouse! This off-the-grid compound offers all the rustic charm of a log home, coupled with modern conveniences (such as a shower, hot water, composting toilet, washing machine, and a fridge) powered by a generator and/or propane. In the summer, open all the windows to get a nice lake breeze through the house and in the winter fire up the woodstove to knock off the chill. No matter the season, there is plenty of room for friends and family to enjoy this ultra-secluded oasis thanks to all the sleeping areas (two bedrooms and a loft in the main cabin and a set of bunk beds and a queen bed in the guest cabin) and to all the exceptional outdoor living spaces (a porches, sundeck, and a firepit). There is plenty of fishing, hunting, and kayaking to do on the unspoiled lake, and an equal amount of ATVing, snowmobiling, and biking to do on the trails that start at your doorstep. Here, getting away from it all does not mean roughing it in the middle of nowhere. You have comfortable decor and all the modern conveniences that you could ever need in this log home. What you do not have, though, are neighbors and passersby. It is pretty much just you and a 434-acre lake. So, if it is real seclusion that you are after, this is it. It is that “once-in-a-lifetime” type of seclusion, and it is hard to believe that it is even up for grabs!

On a dead-end street in Rumford, Maine sits a remarkable home with unrivaled views and plenty of privacy! Built in 2007 on a 3-acre plot, this immaculately maintained 3,600± sq ft single-living home is exceptional both in character and in location. Not only does this home boast of quality construction and fine finishes throughout, but pride of ownership beams from every corner of the property. While this home really is one that you need to see to fully appreciate, a few of its many impressive characteristics include: a well-appointed kitchen with custom cabinetry and granite countertops, a dining area that is connected to the kitchen which makes serving food, hosting get-togethers, and having dinner as a family feel simpler and more natural, a cozy living room with beautiful oak floors, three good-sized bedrooms that all have plenty of closet space including a walk-in closet in the master suite, an abundance of windows that create a light-flooded home and offer bold views of the mountains that ring the property, a finished basement that has radiant floors making it perfect to use for extra storage, flex space, or even to convert to an in-law apartment, a cold storage room in the basement to keep your wine, potatoes, flower bulbs, etc., an outdoor wood furnace built by Central Boiler that affords you an energy efficient and eco-friendly way to heat your home, and a faux shake siding that gives you all the beauty of wood, but without any of the maintenance. This home is being sold fully furnished, so it is 100% turnkey. What sets this fully furnished sale apart from others, though, is that many of the furnishings in the home are striking, custom wooden pieces including tables, barstools, hutches, etc., that have been built to complement this home and have been built to last generations. At a time when these types of unique, handcrafted pieces are hard to come by and expensive to purchase, you will not have to worry about extended delivery dates or breaking the bank! And, more importantly, you will immediately feel the warmth and character that these pieces give to this home when you walk through the door. Outside, the home overlooks your own private, man-made (and stocked!) pond that is set in the middle of a gently sloping, mature backyard. Beyond your backyard, there are unobstructed views across Rumford Valley of nearby mountains, including views of the local ski hill, Black Mountain of Maine, lit up at night! There is a two-bay garage/barn on the property that is ready to house your vehicles/toys and animals, and an outbuilding that formerly served as a pool house that could be used for storage or even a workshop or rental unit as it has plumbing and electricity. In addition to the 3 acres that this home sits on, there is an option to buy 75 additional acres that are connected to the property at $1,500/acre. Stack on top of that the fact that this property also abuts conservation land, and you’ve got plenty of room to roam! From this piece of property you have close access to trails for ATVing, four-wheeling, biking, and snowmobiling, to rivers and ponds for fishing, swimming, boating, and canoeing, and to mountains for hiking, skiing, snowshoeing, and camping. Rumford and the surrounding River Valley region really do offer up the opportunity to enjoy the outdoors during all four seasons! A short drive from this property, you will find restaurants, retail stores, and local government offices in Rumford’s service center, and convenient access to Route 2 which parallels Interstate 95 northward. You are only 1.5 hours to Portland and 2 hours to Bangor from here, so when you want access to Maine’s larger cities you do not have to go too far. If you are looking for a meticulously maintained home that is functional, but also warm, artful and comfortable, and that is private, but also boasts openness to take in the natural vistas. Come check out 244 Eaton Hill Road!

We dare you to find a property in this price range with a lakefront lot as nice as this one. The lawn stretches from the cabin to nearly the shore with only a few shoreline trees for shade. The cabin is just over 1,000 square feet of living space with an incredible wrap-around porch and deck for enjoying the views of Hot Brook Lake. It is set on a concrete slab. Come in the door and you are welcomed to an open floor plan and cathedral ceilings. The living space has incredible lake views. The first floor has a full bathroom and a bedroom. The loft area has plenty of space for sleeping and storage. A half bath is in the loft. A detached garage can house your vehicle and a boat or ATV. The property is serviced by a drilled well and a private septic system The lot is nearly an acre with 156 +/- feet of surveyed frontage on Upper Hot Brook Lake. The property's sidelines are lined with trees that make a natural privacy fence. The interior of the land is mostly open providing unobstructed views of the lake. The lake shore is rocky, and the lake bottom is mostly pebbles and gravel. This warm water is an excellent place to swim. Upper Hot Brook Lake is 912 surface acres and has a maximum depth of 18 feet. This is not trout and salmon water; this is trophy smallmouth bass fishing with a bonus of a plentiful population of tasty white perch. Paddling here with either a canoe or kayak is also a pleasure as this is a quiet out of the way lake with little big boat use. Danforth, Maine is in far eastern Maine right on the New Brunswick Canada border. It is remote by most people's standards. If you are looking for city nightlife, keep looking. This town has a year-round population of less than 600 people. Because it is home to East Grand Lake, it has a larger summer population. It is small but there are stores, a bank, and other services in the village of Danforth. From the property on Upper Hot Brook Lake, it is about a 10-minute ride to the village and about 15 to 20 minutes to the improved boat landing on East Grand Lake. This is a 16,000-acre lake with great boating and fishing opportunities and forms the international border. What are you waiting for, drive a little further to get the privacy and affordability of remote eastern Maine.

If you are searching for a lakefront property on a Maine lake for less than $100,000 come take a look at this 2.28 +/- acres on Mattaseunk Lake in Molunkus, Maine. The land is the star of this property. The sloping 2.28 +/- surveyed acres have 265 +/- feet of frontage on Mattaseunk Lake and over 300 feet frontage on Hammie Road. A gravel driveway is in place and leads to the wooded cabin site. The older growth hemlock and mixed hardwood trees cover this land providing a lot of privacy. The lake frontage is a nice stone and gravel bottom perfect for swimming. A natural spring flows out of the property and could be a source of water to the cabin. Some thinning and pruning of the trees between the cabin and the shore would open spectacular views of the lake. The cabin is a conundrum. Should you renovate the old building or tear it down and start over. It has issues with signs of water damage in the roof and rot in the underpinnings. You will need to come see for yourself and decide. The cabin has over 600 square feet of living space on the first floor. Mattaseunk Lake is a warm water fishery with white perch and chain pickerel fishing considered exceptionally good by the locals. According to northernforest.org, the word Mattaseunk is a native American name that roughly translates to “place where it makes a sound”. This may be referring to the sound of the moving water exiting the lake at its outlet just east of the property. The lake has 576 +/- surface acres and a maximum depth of 21 feet. This is a lake perfect for small boats, canoes and kayaks. The lake is located over 2 miles from the nearest public road and is surrounded by thousands of acres of forestland. Molunkus Township, also known as T A R5 WELS, is an unorganized township located on the southern border of Aroostook County. We could find little census info online for this town. It is sparsely populated. It is located east of Medway Maine and west of Mattawamkeag. Nearby service towns of Lincoln and Millinocket are about ½ hour drive from the property. Bangor International Airport is about 68 miles south and about an hour drive.
