LOCATION This property is located at 76 Wolf Run Trail in Greenbush, Maine. Wolf Run Trail is a private gravel access road shared with other similar sized landowners. This is an off-grid location and is semi remote and very private. From the property it is about 27 miles to the city of Bangor, 28 miles to the nearest hospital and 261 miles from Boston, MA.

CABIN & IMPROVEMENTS The cabin is 12 X 32 and is one open space. It is heated by an antique wood stove. Electricity is provided by generator hookup and a small solar array mounted on the cabin. A drilled well provides water with a stainless-steel Bison handpump designed to be freeze proof. The cabin has a flush toilet hooked to a private septic system.

Other improvements on the property include a 10 X 12 storage shed/ workshop area. The owner has established a small garden. A winding driveway about 300 feet long provides access to the cabin from Wolf Run Trail. A walking trail has been cleared for several hundred feet from the cabin location to a centrally located old beaver pond for game and bird viewing.

LAND The 77± acres of forested land is comprised on two individual lots being sold together, one consisting of 44± acres, and the other being the lot the cabin sets on of 33± acres. If you had a friend or family member that would like to purchase with you it would be as simple to do as deeding the two lots separately.

This forest is a mix of hardwoods and softwoods. Nice examples of eastern white pine are scattered all over the property along with balsam fir, white cedar, aspen, maple, white birch, and other hardwoods. The land is not in tree growth tax status but could qualify to be placed in it. This would bring the taxes on the land down by almost 75%. Call to ask why and how.

NRCS Web Soil Survey shows most of the soil to be complex stony silt loams appropriate for forestry, wildlife, and potential grazing lands. The topography ranges from approximately 165 to 205 feet above sea level. The slopes are gentle and walking the land is relatively easy. A couple of forested wetlands, formed by a small creek running through the land and historic beaver activity, diversify the landscape and attract game.

ABOUT THE AREA Greenbush is both a large & small town. It has about 44 square miles of territory with only 1,500± residents. This is a region of far eastern Penobscot County not far from the Hancock County line.

From the land it is about 7 miles to the Sunkhaze Meadows National Wildlife Refuge. This large tract of land with a foot access only trail system for hunting, hiking, and taking in the natural environment in a peaceful setting.

Access to the Stud Mill Road is also just 7 miles from the property. This private logging road accesses the large forest between Route 1,2,6 & 9 of over 500,000 acres. This is private, public, and tribal held lands with very little development. Much of this is open to public recreation and access by vehicle.
