This 3,600± acre forest land is the best opportunity to have a timber investment property while enjoying one of Maine’s best accessible wilderness areas. The parcel consists of 3,601± acres of mixed timberland located in the town of LaGrange in central Penobscot County. A rolling parcel, it has nicely thinned hardwood knolls and dense areas of softwoods lining the two streams that traverse the property. Harvesting has been done over most of the property in the past 5 years, leaving a well distributed stand of trees setting up the future harvest. Nice specimens of sugar maples, birches, ash and other hardwoods remain. The softwood areas are mixed with hemlock, pine, spruce, fur and cedars. Water features on the property include both Birch and Hemlock Streams. Both of these are tributaries of the Penobscot River. Combined water frontage of the two streams is approximately 18,000 feet or over 3 miles! The riparian areas of these streams are incredible habitat for moose, deer, bear, wading birds and more. The streams are mostly slow flowing on the property with an occasional beaver pond providing the potential for a wild brook trout. The outdoor recreation available on this property is diverse. The obvious hunting opportunities for trophy north country whitetail deer and black bear are just the beginning. Paddling and fishing the streams in the summer along with ATV riding the nearby interconnected trail system, which in winter doubles as an ITS snowmobile trail. The sheer size of the property makes it an ideal location for shooting sport enthusiasts. When you need a night out Bangor is just over 30 miles from the property. Catch a summer concert on the waterfront, enjoy a great meal in one of the many fine restaurants, try your luck at the casino, or launch your boat and take a trip into Penobscot Bay. The town of LaGrange is a rural town with a population under 800 people. There is plenty of room to spread out here. Surrounding this large tract of land are other large timber property owners with thousands of acres in trees. You're just 30 miles from northern Maine’s largest city, yet when here, you have the feeling of being in big wilderness. If you have an interest in timber as an investment this is the property you have been looking for. While you watch your trees grow and increase in value you can enjoy the best of northern Maine. Call today to schedule a time to see it.

What would you do with a nice old barn? This 37x41 barn has had most of the restoration work done, leveled up, new doors, new metal roof, cement work, electrical...it's a ''new'' old barn ready for your plans. It is currently set up with a nice tack room, feed room, deluxe chicken/poultry housing, open center aisle for ease of putting hay in the loft, and 4 stalls on one end that open out into a new 16 foot wide run-in shed that runs the length of the barn. You have some options for nice house spots, nice field with some apple trees near the barn, or build in the back away from the road. Have you seen the old barns made into houses? That is also an idea here! This barn has been a long-time focal point for many on the drive across the North Union Road in Cooper. At one time it was part of a popular greenhouse business, then sat neglected for a bit. The current owner had the barn leveled up, added a new metal roof, updated the electrical, and did extensive overall reconditioning of the barn to make it a comfortable and safe home for her horses. The property features a large old 37x41 barn with a new 16 foot wide lean-to over the back wall for horses to enter under to the 4 stalls. This would also make great equipment storage. There is a space for a riding ring, and there is plenty of pasture. The property offers several nice building spots for a home, or make the barn over into a house. The property will need a well and septic put in. The town of Cooper website, https://www.coopermaine.com/, has all the contact information you would need for officials along with some very interesting history of the area. There are many lakes within an easy drive of the property for fishing or boating. ATV and snowmobile trails are close by as well.

Looking for that perfect get-away? Tired of paying utility bills? Want your closest neighbor to be only reachable by phone? This is the place for you! This completely off-grid post and beam home is accessible year-round by an abandoned town road. What does that mean??? It means you own to the middle of the road and that you ARE the end of the road. The road once continued beyond this home, but that portion has been discontinued. The home sits on a 72-acre parcel of land that has everything you’re looking for and more. There is some forested land, some bog, some field, and some great views. The home sits on the highest part of the lot and has an interior road/path that gains access to a good portion of the 72 acres. The majority of the lot is HRB (Howland Monarda) which has a 0 to 8 percent slope and is very stony. This is soil that lends itself best to range or pasture, woodlands, and wildlife habitat. So, if you are a hunter, nature lover or conservationist, - this is your kind of lot. The wood that is standing can easily sustain a myriad of wildlife and the thinning of the forest will supply you with firewood for a lifetime. The home itself is set up with a full solar system that can power the entire home including the well pump. There is also an alternative propane generator for when the solar is not fully charged or for additional power when needed. Built in 2006, this home has 3 bedrooms, full bath, kitchen/dining room combination and a living room with a woodstove. The home is mostly finished but does need some trim work for it to be complete. The storage shed, garden shed, and woodshed round out the property with plenty of outdoor storage to match the interior storage of the full concrete basement. There is even a place to put an in-line propane water heater in the basement. With a drilled well and full septic you will soon forget that you are off-grid and living utility bill free!! Milo Maine is a small, friendly town in Piscataquis County situated at the junction of the Sebec and Piscataquis Rivers with a population of approximately 2300 people. A third river (The Pleasant) also runs through the town which is where the town gets its nickname of the Town of Three Rivers. Milo is approximately 34 square miles in size with nearly one square mile of that being water! There are ATV and snowmobile trails throughout the area and some great hiking trails nearby in KI (Katahdin Ironworks Twp) and the Jo-Mary Regions. Both Mt. Katahdin and Borestone Mountain are only a short distance away for even more hiking/climbing adventures.
